First time buyer's experience
James got in touch with Mike while working as a mortgage advisor at Nationwide Building Society. Although James did not have a substantial deposit, he was interested in knowing how much he could borrow. During that time, Nationwide was offering a unique mortgage product called “Save to Buy”. This product allowed individuals to purchase a home with a 5% deposit if they opened a savings account with the bank and saved a small amount for six months. James decided to open a savings account with the building society and saved enough money to buy a one-bedroom flat worth £97k. He raised a deposit of £4,750 from his savings and a gift from his parents.
After living in the flat for almost a year and a half, James’s girlfriend moved in with him. They stayed there for 18 months, and the value of the flat increased to £120k. Later on, when James, Emma, and Mike sat down, they worked out that James and Emma could afford a 2-bedroom home costing £200k with their joint income and a deposit of £30k (which included £25k from the equity in the flat and £5k in savings contributed by Emma).
